Why PP Inspections with Certified Inspection Services
-
On-demand & virtual, by law: We perform inspections in person or virtually (live video/visuals) as authorized by §553.791—ideal for fast single-trade checks and hard-to-schedule windows. Florida Legislature
-
Consistent, checklist-driven quality: Every inspection follows the current FBC scope for that phase or trade; records are posted and delivered to the AHJ within the statutory timeframe. Florida Legislature
-
Keep work moving: Once a PP inspection passes (with proper notice), work may proceed. PP approvals are not to be held up waiting on an AHJ audit. The Florida Senate
-
Audit-ready, not audit-stalled: Agencies may audit using published SOPs, with limited frequency; we cooperate professionally and keep documentation impeccable. City of TampaCity of Winter Park
-
Lower jurisdiction fees, equal access: When you retain a PP, jurisdictions reduce permit fees for services they don’t perform and must provide equal portal/document access to you and the PP. Florida Legislature
What We Inspect (examples)
-
Structural phases: foundation, slab, masonry, lintels, framing, sheathing, truss tie-downs, roof dry-in
-
MEP trades: roughs and finals for mechanical, electrical, plumbing
-
Single-trade inspections: windows/doors, reroofs (no structural change), HVAC swaps, panel/service changes, water heater change-outs, repipes, fences, stucco, etc. Florida Legislature
Virtual eligible: We’ll tell you what can be done via live video or documented visuals and what requires an in-person visit under the code. The Florida Senate
How PP Inspections Work (simple)
-
Enroll & authorize us as your Private Provider (owner or GC).
-
Notify the AHJ (or we assist) before the first PP inspection—using the standard notice form and timing. Florida Legislature
-
Inspect (virtual or in-person): trade/phase-specific, instrumented, non-destructive.
-
Post & deliver records: pass/fail records posted at site or electronically and transmitted to the AHJ within 2 business days (unless waived due to electronic posting). Florida Legislature
-
Keep building: approved work proceeds; if corrections are required, we reinspect before concealment. Florida Legislature
-
Close-out: we prepare and submit the Certificate of Compliance for CO/CC. The AHJ then has 10 business days (or 2 for SFD/duplex) to issue—or it’s automatically granted as of the next business day. Florida Legislature
Service Levels (SLA you can count on)
-
Scheduling: confirmation within 1 business day; priority windows for trade-only and re-inspects.
-
Emergency inspections: where applicable, we respond within the statutory 3 business days and submit the report within 1 day after completion. Florida Legislature
-
Record delivery: inspection records posted/transmitted within 2 business days (or bundled at close-out if electronically posted throughout). Florida Legislature
-
Close-out packaging: complete CO/CC package the day we finish final inspections.
Virtual Inspections (when they make sense)
-
Live video walk-through with time-stamped capture and PP checklists
-
Photo/short-clip evidence for details (labels, fasteners, terminations, clearances)
-
Clear “pass/fail with reasons,” next steps, and any required in-person follow-ups
Virtual inspections are permitted by statute and defined under Chapter 553; we apply them where appropriate and code-compliant. Florida LegislatureThe Florida Senate

Built for Good Working Relationships with AHJs
We respect local processes, submit clean records, meet notice requirements, and respond professionally to audits. Work proceeds on PP approvals, and audit frequency is limited by statute; our documentation makes audits quick and clean. The Florida SenateCity of Tampa
