Why Private Provider with Certified Inspection Services

  • Faster by statute: 10 business days with PE/RA-sealed PP affidavit; otherwise 20 business days on first review—both with 5-day windows on resubmittals and “deemed approved” if missed.

How Our PP Plans Review Works

  1. Intake & Scope – We confirm jurisdiction submittal requirements and quote a flat price.

  2. Code-Compliant Review – Our Florida PE/RA reviews your set for current FBC compliance and prepares the §553.791 affidavit. 

  3. PP Submittal (Clock Starts) – We submit your sealed affidavit + plans with the permit application, starting the statutory response clock.

  4. Agency Response – Within 10 business days (PE/RA-sealed path), the agency must issue or send a specific, code-cited deficiency notice—or your permit is deemed approved and issued next business day. 

  5. If Comments Arrive – We return a code-cited revision package. The agency then gets the remainder of the tolled window + 5 business days; if they miss it, the application is deemed approved and issued next business day. Subsequent cycles are +5 business days each and limited to the issues already cited. 

  6. Construction & (Optional) PP Inspections – Keep schedule certainty with our PP inspections.

  7. Close-Out – After PP inspections, the official has 10 business days (2 business days for single-family/two-family) to issue CO/CC or send a specific notice; otherwise the CO/CC is automatically granted as of the next business day (written certificate issued within 10 days).

What Counts as “Specific, Code-Cited”?

A valid notice identifies the exact plan feature and cites the FBC chapter and section. Example:

  • Good: “Sheet S2, Roof diaphragm nailing schedule does not meet FBC-B 2304.10.1. Provide corrected schedule and detail.”

  • Not Specific: “Roof details unclear—revise.” (← lacks plan location and code citation)

Subsequent reviews are limited to deficiencies already cited.

FAQs

Do all PP submittals get 10 business days?
Yes, **when the PP is a licensed PE/RA and the affidavit is professionally sealed. Otherwise, the first review window is 20 business days, then 5 business days for resubmittals—each with “deemed approved” if missed. 
 

Can the agency hold the job while they audit?
No. Work may proceed after PP approvals; agencies need published audit SOPs and are limited to four audits per year per provider.
 

What about CO/CC timing after PP inspections?
10 business days, or 2 business days for single-family/duplex. If missed, CO/CC is automatically granted as of the next business day; the written certificate must follow within 10 days. 
 

Will my permit fees go down?
